Every viewing should feel a little like an interview. The property is the candidate; you are the hiring manager. Here are the five questions that consistently reveal the most.
1. “How long has it been on the market?”
This is the most underrated question in property. A listing that’s been live for:
- Less than 2 weeks — fresh, expect competition
- 2–8 weeks — normal, lots of room to negotiate
- 2–6 months — something is off; ask why
- 6+ months — the seller is likely motivated; this is your leverage
2. “Why are the owners selling?”
The answer can be illuminating:
- Up-sizing / relocating for work → usually a motivated seller
- Divorce or probate → often discounted and time-pressured
- Chain issues → flexibility on completion dates
- Bought a new-build and never moved in → could be a bargain, could be a lemon
3. “What’s included in the sale?”
Get this in writing. Common items that get disputed later:
- White goods (fridge, freezer, washing machine)
- Curtains, blinds and light fittings
- Garden furniture and sheds
- Built-in wardrobes
- Smart-home tech and security cameras
4. “Have there been any recent offers?”
The agent may not answer directly, but their response will tell you a lot. If they say “we’ve had strong interest,” take it with a pinch of salt. If they say “you’re the first viewer,” it might be code for “we’re not getting any interest at this price.”
5. “What’s the neighbours’ parking situation?”
This is the question buyers forget and sellers don’t volunteer. Issues to watch for:
- Permit-only parking on the street
- Communal parking that requires a permit
- School drop-off zones (chaotic at 8:30am)
- Narrow lanes that make getting in and out a chore
Bonus: the look-up
During the viewing, look up. Stains on ceilings, water marks around light fittings, and patchy paint are all signs of historic leaks. They’re not deal-breakers, but they’re leverage.
A good viewing takes 20–30 minutes. A great viewing takes an hour, with a follow-up walk around the neighbourhood to feel the vibe, the noise, the parking and the morning light.
