Home staging is the art of presenting your property so it appeals to the widest possible pool of buyers. Done well, it can cut your time-on-market in half and add thousands to your sale price.
Start with a deep clean
This sounds obvious, but it’s the step most sellers skip. Before any other staging work:
- Clean every window inside and out
- Steam-clean carpets and rugs
- Descale taps, shower heads and tile grout
- Wipe down skirting boards, door frames and light switches
- Empty and clean the inside of every cupboard
A spotless home signals to buyers that the property has been well cared for.
Depersonalise, but don’t strip
The goal is for buyers to imagine themselves living in the home — not to feel like they’re touring yours. Strike a balance:
- Remove: family photos, children’s artwork, fridge magnets, political or religious items
- Keep: a few tasteful books, fresh flowers, a single piece of art per room
Maximise light and space
Light sells. Before every viewing:
- Open all curtains and blinds fully
- Turn on every light, even in daytime (warm-white bulbs work best)
- Move bulky furniture to storage to make rooms feel larger
- Remove at least one piece of furniture from every room
The three-room rule
If you only have budget or time to stage three rooms, prioritise in this order:
- Living room — the emotional heart of the home
- Master bedroom — buyers want to see a peaceful retreat
- Kitchen — buyers want to imagine themselves cooking and entertaining
Don’t forget the outside
Kerb appeal matters more than most sellers realise. Buyers form an opinion within 8 seconds of arriving:
- Mow the lawn, trim hedges and weed the paths
- Plant a few seasonal flowers near the entrance
- Clean the front door and consider a fresh coat of paint
- Park your car elsewhere during viewings
