Let the bidding set your price
Auction turns a private negotiation into an open contest between committed buyers, on a date you know in advance. No listing fee, no drawn-out chain, no buyer walking away a month in.
- Nothing to pay until the lot sells
- Your reserve stays private
- Binding exchange on the hammer
Why an auction beats a listing
Same property, a very different sale process.
- Offers arrive one at a time, months apart
- Buyers renegotiate after the survey
- No completion date until the very end
- A chain can collapse the whole sale
- Every interested buyer bids in the same window
- Contracts exchange the moment the clock stops
- A completion date fixed before bidding opens
- Deposits make walking away expensive
A date, not a maybe
Marketing window, sale day and completion are all set at the start, so you can plan your next move around real dates.
Competition sets the number
Bidders see each other move. On the right lot that pushes the price past what a single negotiated offer would have reached.
Your floor is protected
The reserve you agree at valuation is never published. Below it, the lot simply does not sell and you owe nothing.
Only qualified bidders
Registration means identity checks and, where the lot requires it, a refundable deposit before anyone can bid.
Make the lot impossible to scroll past
Optional production work, priced per lot and arranged before your marketing window opens.
From valuation to completion
Four stages, roughly six weeks end to end.
- 1
Free valuation
We inspect the property, look at what comparable lots have achieved, and agree a guide price and a private reserve with you.
- 2
Prepare the lot
Title documents, approvals and searches go into the legal pack while photography and the listing are produced.
- 3
Bidding opens
Your lot joins a sale event with live or sealed bidding, an anti-snipe clock, and buyers who have already cleared registration.
- 4
Exchange and complete
The winning bidder is contractually committed at the fall of the hammer and completes on the date set in the legal pack.
Book your free valuation
Tell us where the property is and how to reach you. We come back with a guide price, a suggested reserve and the next sale date that fits.
- No obligation and no charge for the valuation
- A named contact through the whole sale
- Your details are never shown to bidders
Before you ask
What does it cost to list a lot?
Nothing to list. You pay only when the lot sells, and the fee is agreed in writing before your property goes into a sale, so there is no charge if the reserve is not met.
Do I have to accept the highest bid?
Only if it meets your reserve. You set that figure with us at valuation and it stays private, so no bid below it can win the lot.
How long does the whole process take?
Most lots go from valuation to a completed sale in about six weeks: roughly two weeks to prepare the legal pack and marketing, the sale window itself, then a fixed completion date.
What do you need from me before the lot goes live?
Proof of ownership, the title documents and any approvals or NOCs for the property. We assemble those into the legal pack that buyers download before bidding.
Can I withdraw my property once it is listed?
Yes, up until bidding opens. After that, withdrawing a live lot needs a written request and may carry a fee, since registered bidders have already committed deposits.
