Cambridge Biomedical Quarter

Cambridge Biomedical Quarter is a purpose-built life sciences and innovation campus located on the southern edge of Cambridge, adjacent to Addenbrooke's Hospital and the AstraZeneca headquarters. The scheme will deliver 420,000 sq ft of laboratory, office and R&D space across three connected buildings, providing ground-floor networking and café space to encourage collaboration between tenants. Building 1 (the Innovation Hub) is designed to accommodate life science start-ups and spin-outs from Cambridge University and affiliated institutions, with flexible 12-month leasehold suites from 2,500 sq ft. Buildings 2 and 3 will accommodate established bio-pharmaceutical and tech companies requiring dedicated 15,000–50,000 sq ft floor plates, with purpose-built laboratory infrastructure (CL1/CL2 labs, specialist waste management, temperature-controlled units). The campus is designed to achieve BREEAM Outstanding, with green roofs, harvested rainwater irrigation, air-source heat pumps, extensive solar panels and a district heating ring. Exemplary active travel provision throughout includes 800 cycle parking spaces, showers, lockers and a repair workshop. Cambridge South railway station — opening 2025 — is a 4-minute walk, providing direct connections to London Kings Cross in 47 minutes. The campus forms a key component of the Cambridge 2050 vision and is supported by Homes England, Innovate UK, Cambridge City Council and the Greater Cambridge Partnership.
