Off-plan purchases (buying a property before it’s built) can be hugely rewarding, but they’re not for everyone. Here’s an honest look at the trade-offs.
The off-plan advantage
The most compelling reason to buy off-plan is price. Developers typically offer early-bird pricing that can be 10โ20% below the equivalent ready property. Other advantages include:
- Payment plans โ pay in instalments over 2โ4 years instead of upfront
- Choice of unit โ pick the best floor, view and layout
- Modern specs โ new build, latest regulations, lower running costs
- Tax incentives โ some markets offer reduced fees for off-plan buyers
The off-plan risks
But there are real downsides you need to take seriously:
- Construction delays โ projects can run 6โ18 months late
- Quality surprises โ finishes often differ from the show apartment
- Market risk โ if prices fall, you could be stuck with negative equity
- Developer risk โ reputable developers can still go under
- No rental income during construction โ your capital is locked up
When off-plan makes sense
- You’re investing for the medium-to-long term (5+ years)
- The developer has a strong track record
- The market has clear supply-demand imbalance
- You can afford to wait for completion
- You have a strong payment plan that protects your cash flow
When ready property is the better bet
- You need somewhere to live within 6 months
- The market is uncertain or oversupplied
- You want to inspect the exact unit before buying
- You need rental income from day one
A practical checklist
Before buying off-plan, verify:
- [ ] Developer’s track record (completed projects, delivery on time)
- [ ] RERA / equivalent regulatory registration
- [ ] Escrow account for buyer funds
- [ ] Clear completion timeline with delay penalties
- [ ] Service charge estimate and sinking fund
- [ ] Resale and subletting policies
- [ ] Building insurance and warranty provider
Off-plan can be a fantastic wealth-builder in the right circumstances, but it requires patience, due diligence and a long-term view. Ready property is the safer, more liquid choice. Both have their place.
